Mount Joy Terrace – Wynnum

Wynnum - Lift and Build under, Large Extension, Pool

The clients brief was simple – convert their beautiful old Queenslander into a multigenerational home that could adapt to their needs over time. A seamless blend of old world charm combining with new technology

This project was a great example of the importance of the Mamet Homes process. Early on in the construction process we identified so very serious engineering issues, reflected by an engineer who didn’t understand the lift and build under process

As we delved deeper into the project, we discovered that the engineer had actually missed entire sections of roofing as well. A lack of collaborative input from the engineer led us to securing a new engineer for the entire project

The Goal

The property owners wanted to pay homage to their dated old Queenslander Home. Having been built in the 1930’s. this beautiful old lady was in serious need of some love. This was a full lift, extension and build under project , incorporating 4 bedrooms, new kitchen, laundry and 3 bathrooms to accomodate the 3 growing boys in the family

The family chose to work with Mamet Homes for this project after carefully considering a number of builders in the area. The Mamet Process ensuring clear and concise communication and transparency, was the deciding factor and proved to be a good choice, as this project threw up a few curve balls!

Challenges & Solutions

The clients approached Mamet with their plans and engineering already in place, after recomendations from friends. In this instance the plans were great, however the engineering was lacking and large swathes of the project had been omitted. Luckily the Mamet team work with some excellent professionals, who were able to take up the gauntlet and get this project back on track. This project ended up fully re engineered in record time, allowing the team to continue to build and only lost a few weeks downtime.

During this time, we also had to contend with the extreme wet weather in the summer of 2022, not to mention the material and labour shortage impacting the building industry due to COVID, in full swing. The communication portal allowed the team at Mamet and the Clients to effectively and quickly navigate any shortages that threatened the build, allowing the project to continue on time and remarkably within a few percent of budget. No small feat considering the rapid rise in construction materials during this time
