We have recently been in high level consultations with managers in charge of the Queensland Flood Resilience Scheme to ascertain how we as builders can work with the government to expedite the approval process for our clients
The core issue encountered is in relation to the preliminary process –
The Lift and Build Under process is a simple, yet difficult process with many moving parts that need to be taken into consideration
It is not enough to ensure that your builder is experienced with the process of a lift and build under, but it is imperative that the whole design team are fully aware and working in collaboration, for a successful outcome
Its not enough that your builder is experienced with Lift and build Under projects – your builder needs to know how to navigate the QRIDA process to get you back in your home – FAST!
A Lift and Build Under proposal that speeds up the process
At Mamet homes, our transparent Preliminary process has been perfected over the last 15 years to ensure that our clients are fully aware of what is involved in their project
This transparent system is exactly what the Queensland Rural and Industry Authority require to fast track your application and get you approved quickly, and allow you to obtain the Queensland Flood Resilience grant
At Mamet Homes we are able to offer you a fixed price contract called a Preliminary Agreement to obtain the required Preliminaries
This will allow us to work with our Surveyors, Designers, Engineers, Soil testers, to develop the required plans, as well as our house raisers, electricians, plumbers, and carpenters to obtain the quotes to package into a neat little proposal to submit to the Queensland Rural and Industry Authority so they can approve you for stage two – The lift
Lets take a look at the process
Designs
We conduct a site audit with the designer to ascertain the absolute minimum required for planning, to leave enough in the budget for the lift and build under.
Engineering
We will obtain a soil test and the engineers will design a footing and bearer system for your home, in the most cost effective manner possible (This is critical)
Proposal
Once we have these plans, we are able to price up your lift and present it in such a way that it is processed quickly allowing you to obtain your Queensland Flood Resilience package
Program
Once the Queensland Flood resilience package has been obtained, we are able to schedule your home in for a lift and build under
Do you do renovations or other Flood Resilience work/insurance work
No – Mamet homes feels that the best way to help as many people as we can, is by utilising our experience in raising homes. Once your home is lifted, we can put you in touch with many awesome local builders who may be able to help you with the next stage. This process gives more people a chance to get back into their homes faster – We do however have an extensive network of Builders throughout Brisbane who are a part of the BuildUp Australia Initiative and are committed to providing clients with an exceptional experience.
I have my own plans and engineering - can you help me?
Possibly – as mentioned before – the engineering is absolutely critical and not all engineers understand what is required. We have a select group of engineers we have worked with on many house raisers and we work very well together to ensure that your home is very well supported throughout
I am looking at doing a lift and renovation/extension at the same time - can you give us a quote
Maybe – , at Mamet Homes our main concern is to help as many clients as possible get their homes lifted and ready to renovate by others.

Can I use some of the funds to do other renovations
Unfortunately this does not fit into the scheme. The Queensland Flood Resilience scheme is intended to help mitigate further risks by lifting your home to a determined level to ensure it is not at risk of inundation in the future. In order to process the claims quickly, Mamet Homes ensures that the proposal is fully transparent and any other works required that does NOT fall within the schemes allowance has to be identified and labeled within the proposal
What happens if the project is more than the Queensland Flood resilience scheme has allowed?
Most lift projects fall in excess of the $100,000 allowance offered by the Queensland Flood Resilience Scheme. If your project falls outside of this amount, the scheme will offer the remainder on a 50/50 split basis. This means that if your project totals $120,000, the scheme will offer the first $100,000 then they will offer half of the remainder – in this case $10,000 – you as the owner will have to come up with the other $10,000
What if I don't have that extra money?
We have partnered with a few great Finance Brokers who are very well advised within the scheme. Once the plans and approval have been obtained, one of our brokers can have a look into your situation and can offer to assist you in securing the additional funding required to get you over the line.
Why does a house raise cost so much - its just lifting a home in the air?
As the name suggests it IS just lifting a home however there is a massive amount of work that goes on around this before and after to make the home ready to move back in or be worked on safely again.
From the Preliminary stage, designs, surveys, soil tests,
engineering, and Building Approvals alone, through to site establishment works such as disconnection of power, sewer, storm, plumbing, gas, fencing, barriers, demolition, waste removal etc. There are so many elements to be organised before we can even look at engaging the house lifter to come in and raise the home
Then once lifted, we have the reverse to consider. Re-connecting all the services mentioned above, with the addition of stairs and handrails. So once you factor all of this into the project, you can see how quickly things can add up. This is why its imperative to have the best team of professionals who have worked together in the past on projects exactly like yours – we know how to get this done in a fast and ultimately the most affordable manner possible.
